They taper. The main crew finishes, then there is a fortnight of small returns, a plumber who needs one more visit, a door that was ordered wrong. By the time the house is genuinely yours again, everyone involved is exhausted and wants to think about anything else.

That is the precise moment the accounting should happen, and it is the moment nobody has any appetite for it.

So the final invoice gets paid without a real check against what was agreed, because checking it would mean reconstructing eight months of payments from a bank statement, a folder of receipts and a memory of several conversations. The project simply stops rather than closing.

Three Things You Lose by Not Closing Out

The first is the ability to check the last bill. A final invoice is only verifiable against a running record of what was budgeted and what has already been paid. Without one you are agreeing to a number because it is roughly the size you expected, which is not the same as agreeing because it is right.

The second is your footing in a disagreement. Most renovation disputes are not about bad faith, they are about two parties with different recollections of a verbal change order made in March. A dated log of what was agreed and when does not make you adversarial. It usually makes the conversation shorter and friendlier, because there is something to look at instead of two memories to compare.

The third is everything the next project could have inherited. If you ever renovate again, the single most valuable document you could own is an honest account of what the last one cost, line by line, against what you expected. It tells you which categories you consistently underestimate, which is personal and specific and not something you can get from a national average.

A Report, Not a Reckoning

Cobblewood is built so the closeout is already done by the time you get there.

Because payments, receipts and change orders were logged against their budget lines as they happened, the final step is not an archaeology project. It produces a report comparing each line’s budget to its actual cost, plus what was left in the contingency reserve. You can export it.

Nothing exotic is going on here. Cobblewood holds no money, connects to no bank account and offers no financing or lending advice. You type the numbers in and it keeps the arithmetic current. The free tier covers one active project, which is all most people need, and the paid tier adds the export along with unlimited projects and a shared view for a partner.

The shared view matters more than it sounds. A renovation usually has two people in it with different levels of attention to the numbers, and a great deal of friction comes from one of them knowing the state of the budget and the other finding out late.

One Honest Number

The value of closing out is not that the figure will be pleasant. It very often is not.

It is that the figure exists. You can say what the kitchen cost without the thirty-second pause and the creeping addition. You know which lines ran over and roughly why. If a friend asks whether it was worth it, you can answer with something real.

Finish the project, then spend twenty minutes finishing the record. It is the cheapest part of the whole thing and the only part you still have after the dust settles.

Ask someone what their kitchen cost and watch what happens.
